Moisture Meters for Beginners: How to Read Them and Prove a Job Is Dry

If I could only buy one tool to start a water restoration business, it would be a moisture meter. It finds the water you can’t see, proves the job is working, and is the backbone of the documentation that gets you paid. Here’s how to use one like a pro.

Pin vs. pinless

  • Pinless meters read through the surface without damaging it. They’re great for quickly scanning walls and floors to map where the water went.
  • Pin meters push probes into the material for a reading at a specific spot and depth. They’re useful for confirming what the scan found.

Many pros carry both, or a combination meter. Add a thermo-hygrometer to measure the air, and you have the basic kit.

Set a dry standard first

Different materials read differently, and meters vary. So don’t chase a magic number. Before anything else, take a reading on an unaffected area of the same material, like a dry wall in another room. That’s your dry standard. The job is done when the wet areas match it.

Map the wet area

Start at the source and work outward until your readings hit the dry standard. Water travels under flooring and wicks up walls farther than you’d expect. Mark the edges on a simple sketch: that’s your moisture map.

Read at the same spots every day

Number your reading points on the map and check the same ones every visit. Write down the readings, the date, and the equipment running. Falling numbers prove drying is working. Numbers that stall tell you to adjust your setup.

Why this gets you paid

When an adjuster asks why you ran equipment for four days, your daily readings answer for you. When a homeowner asks why you’re still there, the numbers explain it. And when you close out, the final readings matching the dry standard prove the job was done right. No readings, no proof.

Common beginner mistakes

  • Reading only where it looks wet
  • Not setting a dry standard
  • Taking readings at different spots each day
  • Not writing readings down
  • Trusting the touch test
